So I guess it's back to the drawing board again.... I suspect the wire used in the horizontal section is not of premium quality, and will try to replace that. The current ground system is a "web" of fire sprinkler pipes (several kilometers of it, I guess). It's also connected to the building's water pipes (another kilometer, I think).
